I am so happy to see positive momentum downtown!  I am a commercial office broker with CBRE and we just released the 2nd quarter numbers for the Jacksonville market.  Downtown had 26,759 square feet of positive absorption.  Absorption is the change in occupied square feet from one period the next.  The great thing is that this quarter’s absorption did not include Everbank.   Everbank is moving into 270,000 square feet in the AT&T building this month which will be changing its name to Everbank Plaza.  Patriot Transportation just moved their offices into the BB&T building and there are a few other deals moving downtown that I can’t mention yet, because they have not been formally signed.  One deal I can mention is a company I helped to find space downtown – Health Planning Council.  They made the decision beginning of the year to support downtown and are very excited to be moving their office to the Jacksonville Bank building.

After Everbank moves downtown, we should end up with the highest positive absorption downtown has seen since I moved here 20 years ago.  I think all the efforts are starting to pay off and companies want to support downtown!  And why wouldn’t they?  Downtown has more than 90 restaurants within walking distance, it is central to all areas of town and the only place you can rub shoulders with clients and potential clients while walking down the street.  #IloveJax!
